When investing in the Dunedin Rental Market, there are a few basic’s to consider.

Popular Dunedin Rental Property Locations

“On the Hills”

Most areas that are looking to have higher density housing are on the hills in Dunedin. This includes mostly family areas such as Mornington, Kenmure, Green Island, Abbortsford etc. These areas are generally good family rental areas, and are on higher land areas so dampness issues are reduced. These houses would be a safe pick for investors looking to buy solid low risk rental properties as mid to long term holds  

Studentville

Student properties are located close to Campus and are usually 5 bedrooms. Some of these streets will only ever be attractive to students, so your purchase price will be linked on demand of student properties, and sold on yield basis. These are older stock, better returns, however many weekends will see high traffic and activity, so it is fair to say these do come with higher wear and tear than your standard residential properties. If you want to purchase a student property it would be fair to expect that the landlord upkeeps the grounds if they have grounds as students are generally very busy working and studying so this is another expense to consider when you are looking at the Gross Yield as these will Impact the Net Return. Studio Rooms are also popular but over 5 bedrooms will be considered a boarding house. It is important to consider bedroom to bathroom radio with these as too many rooms to bathrooms is definitely a negative. 

CBD and surrounds

Many students after their 2nd year (first year flatting) want to move as far away from Campus as possible seeking more modern accommodation, and away from the activeness of the student area. They tend to move in Studio Rooms or more upmarket Multi income properties which tend to be either towards North East Valley or behind the CBD moving up the hill towards Roslyn. These are a good option for good return, with less risk. They can be amongst residential houses and often include the gains of both rental return and Capital Gain.  

South Dunedin

This has been a popular investment area, with a lot of growth in new townhouse development. The reason it has been popular is due to affordability and good yields, however the houses in this are can also attract lower decile applications and as this area is low lying insurance has become more probmatic in some cases.  

Saint Kilda, Roslyn, Moari Hill

These are Dunedin's most desirable housing areas, however from an investment perspective they generally do not create enough income to stack up as a cost effective hold as an investment.
